Cancellation & refund policy
Ocean Tree Beach Resort — summary; full policy on confirmation:
- 30+ days before check-in: ~95% refund (per hotel policy).
- 15+ days before check-in: ~50% refund.
- Within 15 days of check-in, no-show, early checkout, or unused nights: no refund.
- 15 Dec–15 Jan (and promotional bookings): no refund for cancellation — confirm at booking.
- Refund processing: up to ~15 business days after bank details and internal approval; communication via email.
Reservation, payment & force majeure
- Advance payment mandatory for reservations via email, phone, or online; valid voucher required.
- Rooms blocked max 48 hours without payment — released automatically if not confirmed.
- Hotel not liable for flight/ferry postpone–prepone, natural calamity, advisories, or situations beyond control — no refund in such cases.
- COVID rescheduling: booking amount may be adjusted within 180 days for future stays (rate differences apply); COVID-positive on arrival: 50% may be adjusted for future booking per policy.
- Generator: if outage exceeds 12 hours, generator runs with mandatory 2-hour rest after every 12 hours of use.
- Guest liable for damage; misconduct may lead to eviction without refund.
